1. The Financial Conduct Authority (FCA)

The FCA is the independent watchdog that regulates UK financial services. This document is designed to help you understand the services we offer, if you are considering buying certain financial products. You need to read this important document.  It explains the service you are being offered and how you will pay for it.

 

2. Whose products do we offer?

Mortgages

untick  We offer mortgages from the whole of market.

tick  We can only offer buy to let mortgages from a limited number lenders/companies.

untick  We can only offer a limited range mortgages from a single lender.

 

3. Which services will we provide you with?

Mortgages

untick  We will advise and make a recommendation for you on mortgages after we have assessed your needs.

tick  You will not receive advice or a recommendation from us. We may ask some questions to narrow down the selection of mortgages that we will provide details on. You will then need to make your own choice about how to proceed.

 

4. What will you have to pay us for our services?

Mortgages

untick  No fee. We will be paid by commission from the lender.

tick  A fee of £595 for sterling mortgages and £695 for euro mortgages payable 14 days after receipt of your offer from the lender. We may also be paid commission from the lender/company.

We will ask you to confirm via email your acceptance of our fee term prior to starting any work for you.

You may request a key facts illustration from the lender when considering a particular mortgage which will tell you about any fees relating to it.

Refund of fees

If your mortgage does not go ahead, you will receive:

tick  A full refund if you cancel your application within 14 days of receipt of your mortgage offer.

untick  A partial refund if your application falls through.

untick  No refund if you decide not to proceed.

 

5. Who regulates us?

Expatmortgages Limited is authorised and regulated by the Financial Conduct Authority (FCA) for credit broking activities only under number 680841. Please note that the FCA does not regulate all forms of our business activities. Expatmortgages Limited is a broker not a lender.

Please note that buy to let mortgages (unless more than 40% owner occupied), commercial mortgages and mortgages secured on property outside the UK are not covered by statutory UK regulation. We strongly advise that you seek independent legal and taxation advice on any property that you are going to purchase.

 

6. What to do if you have a complaint

Our aim is to provide you with the highest level of service at all times. However, there will be times when you feel that has not been the case. Should you have any reason to complain, in the first instance, please contact the managing director, in writing at:

We will do everything we can to resolve your concerns promptly and fairly. We will contact you if we require more information to investigate the issues you have raised and where we have made a mistake we will put things right for you as quickly as possible.

We recognise there will be occasions where the issue you have raised is complex and it requires more time to investigate fully. In these circumstances we will send you an acknowledgement letter and keep you informed of our progress throughout our Investigation
